Eminent domain and right-of-way

NCDOT and municipal takings. Value before the taking, value after, and the damages to what is left. This work is written knowing opposing counsel will read it, which changes how every adjustment is documented and how the file is kept.

Estate and date-of-death valuation

Retrospective market value as of a date of death, for estate settlement, gifting, and IRS reporting. The value we conclude sets the heirs' cost basis, so it needs to be supportable years later, not just plausible today.

Property tax appeal

Assessed value against market value, for county appeals and Board of Equalization hearings. The county model is a mass estimate on a multi-year cycle. An appraisal is one property, inspected, with each comparable analyzed on its own.

Litigation support and expert testimony

Divorce, partnership dissolution, partial interests, and damages claims. Report, deposition, and testimony.

Commercial appraisal

Land, industrial, retail, office, multifamily, and special-purpose property. Income, sales comparison, and cost approaches developed as the assignment requires, with a written scope of work explaining why each approach was or was not used.

Residential appraisal

Lending work on the standard forms, plus pre-listing, relocation, PMI removal, and owner-ordered assignments. Residential form reports run about three days from order to delivery.

RCS work to HUD's chapter 9 requirements for project renewals.

How the scope gets set

Every assignment gets the analysis its problem requires and no more. A tract with four recent competing sales does not need the machinery a partial-take damages study needs. The scope decision is written down in the report, so anyone reviewing it can see what was done and why.
