Litigation work is different work

A lending appraisal is read once by a reviewer who wants a box checked. A litigation appraisal is read line by line by someone paid to find the weak point. That changes the standard. Every adjustment carries its support in the report rather than in the appraiser's head. Comparables are verified with a party to the transaction wherever possible. The workfile is built to be produced.
