How I work

Measure everything that can be measured. Paired sales, regression, market extraction, cost data — where the numbers can answer the question, they answer it, and the report shows the math and uses intuition for the final leap, the remaining gap after the math has been exhausted.

Numbers run out before the answer does. What is left is judgment: which sales are genuinely comparable, what the market actually pays for a feature, how a buyer reads a property that does not match anything sold in two years. That judgment is the appraisal. It is built, not calculated, and it is signed by a person who has to defend it.

Every assignment gets the analysis its problem requires. A tract with four recent competing sales does not need the machinery a partial-take damages study needs.

What is an MAI appraiser?

MAI is a designation awarded by the Appraisal Institute to appraisers who have completed its education, experience, and demonstration-of-knowledge requirements for commercial property valuation. Fewer than one appraiser in twenty holds it. It is the credential most often required by courts, attorneys, and institutional clients on complex commercial assignments.

How much does a commercial appraisal cost in North Carolina?

Fee depends on property type, the complexity of the valuation problem, and the deadline — not on the value of the property. A straightforward vacant land parcel and a partial-take damages study on an operating business are different jobs. How long does an appraisal take?

It depends on the kind of report. Residential form assignments run about three days from order to delivered report, and nine out of ten go out within eight days. VA assignments average five days. Narrative and commercial reports take longer, typically two to five weeks, because the analysis and the writing are a different scale of work. Complex eminent domain assignments run longer than that. The bottleneck is usually inspection access and third-party data rather than writing. If you have a hard deadline, say so when you order and you will get a firm date along with the fee.

Do I need an appraisal for an estate?

Usually yes. Estates generally require a retrospective market value as of the date of death, and that value sets the heirs' cost basis. A tax assessment is not a substitute — assessed values are mass-produced, often years stale, and not accepted as an appraisal.

What is the difference between an appraisal and a tax assessment?

An assessment is a county-wide mass estimate produced by a computer model on a multi-year cycle. An appraisal is one property, inspected, with comparable sales analyzed individually and a written rationale for every adjustment. When the two disagree, the appraisal is the document with the reasoning attached.

Can an appraisal be used in court?

Yes, when it is prepared to that standard from the start. Litigation and eminent domain work is written knowing it will be read by opposing counsel, which changes how the analysis is documented and how the file is kept.

Market value is the price a property should bring in a competitive and open market as of a specific date, under the conditions defined in the assignment. Assessed value is a figure a taxing authority uses to allocate tax burden. They are set by different processes for different purposes and routinely differ.
