Square footage disputes are common and expensive. A measurement assignment settles what a building actually contains, measured to a stated standard, with a sketch.

The standard has to be named

Gross living area is not the same as total finished area, and neither is the same as what a tax card says or what a listing claims. Residential measurement follows ANSI standards where the assignment calls for it. Commercial measurement follows the applicable BOMA standard. The report says which one was used, because a number without a standard means nothing.

Where the numbers usually diverge

• Finished basement and below-grade space counted as living area when it is not
• Rooms finished without permits and never added to the tax record
• Tax cards carrying decades-old errors nobody ever checked
• Listing square footage copied forward from an earlier listing
• Additions and conversions measured to the wrong wall
